Escrow Coordination:

  • All escrow demands are done in-house. Collection costs are directly billed to the homeowners. There are some exceptions that can occur when an Association is billed but that is not the norm.
  • The transfer fee provides a new homeowner with the following: There is a welcome letter, homeowner/tenant registration form, infraction report form, most commonly used telephone numbers, how homeowners associations work, and pet registrations. Generally speaking the governing documents, reserve study summary, CPA financial review summary, tax return, financial statement, current operating and reserve budget, latest newsletters and Board minutes are actually part of the disclosure package which is required by law prior to the closing of the escrow. If for some reason the new owner did not receive these documents from their real estate licensee, we would include them with the transfer transaction. Various inserts given to the homeowners may vary depending upon the instructions by the Board of Directors.
